Commercial Real Estate Inspection

For investors, business owners, and property managers, our commercial inspections are designed to protect your assets and minimize risk. Similar to residential inspections, we perform a limited visual survey and basic performance evaluation of the building’s systems and components. This helps identify potential issues unique to commercial properties before they become costly liabilities. Commercial inspections are typically scheduled for four hours and include a client debrief at the conclusion. The full report is delivered within 24 hours, providing clear documentation for decision-making and planning.

Detached Buildings & Structures

Garages, barns, workshops, sheds, docks, and other outbuildings deserve the same attention as your primary structure. We inspect these detached spaces for structural integrity, foundation stability, roofing and exterior conditions, and overall safety. Each inspection includes a visual survey and performance evaluation of key components. Our goal is to ensure these structures meet national standards and are safe, secure, and ready for use, whether for storage, work, or recreation.

Septic System Inspection

Your septic system plays a vital role in managing household waste safely and efficiently. Depending on system type and accessibility, we inspect septic tanks, city sewer connections, lagoons, aerobic systems, and drainage fields. Where applicable, we perform functional testing of key components to assess performance and identify potential concerns. We also utilize a fiber-optic camera scope to examine the primary waste drainage lines leading to the septic system, providing a clear view of hidden issues that could impact functionality. This inspection helps determine the current condition of your system and whether follow-up services from a licensed waste management professional may be necessary.

PRIVATE WELL WATER SYSTEM INSPECTION

A safe and dependable water supply starts with a healthy well. We identify the type of well and conduct a basic performance evaluation of its major components. The water treatment portion includes a visual inspection of softeners, filters, and UV purifiers for signs of wear, leaks, or improper installation. We also perform basic operational checks, such as verifying flow rates and regeneration cycles. While not a laboratory analysis, this procedure helps identify maintenance needs and gives homeowners a clearer understanding of their water system’s condition.

Water Quality Testing

Clean water is essential for drinking, cooking, and everyday use. Our water quality testing ensures your household meets health and safety standards. Clean water is essential for drinking, cooking, and everyday use, and water quality testing ensures your household meets health and safety standards. We take a whole-house approach when testing your home’s water. When accessible, we collect water samples from the kitchen faucet. Generally, we submit the sample to the Springfield-Greene County Health Department for laboratory analysis. Our standard testing includes both bacterial and chemical panels:
• Bacterial Test: Screens for coliform, E. coli, and other harmful microorganisms.
• Chemical Test: FHA/VA compliant; tests for chlorine, water hardness, iron, nitrate/nitrogen, and sulfate. Results are typically available within 48 hours of sample collection, giving you timely insight into your water’s safety and quality.

WELL WATER TREATMENT

If water quality testing reveals contamination, we offer well shock treatment to help restore safe water conditions. This service disinfects a private well system using a chlorine-based shock treatment to eliminate bacteria and organic contaminants. We introduce a calculated amount of disinfectant into the well, circulate it through the plumbing system, and allow it to sit for a designated contact period. Afterward, the system is thoroughly flushed until chlorine levels return to safe limits. A follow-up water quality test is included to verify results. In some cases, multiple treatments may be necessary. If contaminants persist, we refer clients to licensed water system professionals for further evaluation.

Pool & Spa Inspections

Pests and insects—especially Wood-Destroying Insects (WDIs)—can compromise your home’s structure and safety. Our inspection identifies signs of infestation, past treatments, and potential hidden damage so you can address issues before they escalate. Please note: During a standard home inspection, observed indicators of infestation will be indicated in the report. This standalone service is available if you’d like us to walk the property and inspect attics and crawl spaces without a complete home inspection.

RADON SCREENING

Radon is a naturally occurring radioactive gas that can accumulate in homes, especially in poorly ventilated areas like basements. It is odorless, colorless, and undetectable without specialized equipment. Our radon screening uses calibrated digital monitors to measure indoor air concentrations over a 48-hour period. This short-term test helps determine whether further diagnostic testing or mitigation is warranted. If elevated levels are detected, we refer clients to licensed, state-certified radon mitigation professionals for comprehensive evaluation and corrective planning in accordance with EPA and state guidelines.
